Abu Dhabi’s industrial heart could be transformed into a smarter, greener, and more connected district
Abu Dhabi’s industrial heart, Musaffah, is under review for a major transformation.
The proposed multi-billion redevelopment study aims to explore how the area could align with the capital’s modern, sustainable, and investment-ready image, potentially turning it from a bustling industrial hub into a more organised, connected, and livable part of the city.
Led by the Department of Municipalities and Transport (DMT) in partnership with KEZAD Group, the study isn’t just about new roads and green spaces, it’s about assessing ways to future-proof Musaffah.

Planned improvements under consideration include upgraded infrastructure, smarter traffic flow, and urban design solutions to reduce congestion, improve logistics, and make life easier for businesses and residents alike.

The waterfront is also part of the review, with proposals for public amenities, green spaces, and pedestrian-friendly zones, while preserving the area’s industrial identity.
Key roads and intersections, including Musaffah–Al Ain Road (E30) and Street 8, are being assessed for upgrades, along with potential new bridges connecting to Mohammed Bin Zayed City to enhance connectivity.
Smart upgrades such as improved street lighting, drainage, and sewerage systems, together with environmental best practices, are also under consideration to reduce the area’s carbon footprint.
Meanwhile, DMT is studying measures like inspection campaigns and awareness initiatives to improve cleanliness, safety, and compliance across Musaffah.
The study forms part of Abu Dhabi Vision 2030, exploring ways to bring Musaffah to the same modern and efficient standard as the rest of the city.
Musaffah’s potential transformation is now being carefully mapped out, setting the stage for a future-ready industrial zone.
