
1,600 homes, a luxury resort, dining, retail and more
Yas Island’s transformation isn’t slowing down anytime soon.
Already home to some of Abu Dhabi’s biggest attractions, the island is preparing for another major chapter with the launch of Yas Point, a new AED6 billion waterfront destination that promises luxury living, hospitality, entertainment and family-friendly amenities all in one place.
Unveiled by Aldar, Yas Point will occupy a prime site on the northern shore of Yas Island, an area that is quickly becoming one of the capital’s most exciting growth zones.
Spanning around 600,000 square metres, the master-planned development will include 1,600 homes, accommodating around 5,000 residents, alongside a five-star resort, branded residences, an international school, shops, restaurants, cafés and leisure facilities.
Designed as a fully walkable waterfront community, Yas Point will feature landscaped parks, waterfront promenades and public spaces that encourage residents and visitors to spend time outdoors, whether that’s enjoying a morning walk by the water, dining with friends or taking advantage of dedicated watersports facilities.
The project adds another major piece to Yas Island’s rapidly expanding northern district, which is becoming one of Abu Dhabi’s biggest development hotspots.
Perhaps the most anticipated addition is Disneyland Abu Dhabi, which will become Disney’s first theme park resort in the Middle East and is set to be built nearby on the northern edge of Yas Island.
The landmark project is expected to attract millions of visitors from across the region and beyond, further cementing Yas Island’s reputation as a global entertainment destination.
The area will also be home to Sphere Abu Dhabi, the cutting-edge entertainment venue inspired by the iconic Las Vegas Sphere.

Once complete, it is expected to host immersive concerts, live performances and large-scale events using next-generation audio and visual technology.
Rather than simply adding more homes, Yas Point is being positioned as a destination in its own right.
The development combines residential living with hospitality, retail, dining and recreation, creating a neighbourhood where residents can live within walking distance of beaches, restaurants, schools and entertainment.
The project also reflects the continued strength of Abu Dhabi’s property market, with demand for waterfront homes and lifestyle-focused communities remaining high among both investors and end users.

As more global attractions arrive and infrastructure continues to expand, Yas Island is increasingly becoming one of the emirate’s most sought-after places to live.
While Aldar has yet to announce a construction timeline or handover dates, Yas Point signals that the northern side of Yas Island is set to become the next focal point of the island’s evolution.
