Luxury mansion sales and emerging hotspots like Jubail Island fuel Abu Dhabi’s real estate boom
Abu Dhabi’s real estate sector showcased remarkable growth in the first half of 2025, with transaction values jumping 39 per cent year-on-year to AED 51.72 billion ($14.08 billion), up from AED 37.2 billion in H1 2024.
The number of property deals also climbed by 12 per cent to a total of 14,167 transactions, driven by strong sales, purchases, and mortgage activity.
Sales and purchase transactions soared 32 per cent in value to AED 32.69 billion across 7,964 deals, while mortgage transactions surged 52 per cent, totaling AED 19.03 billion over 6,204 deals.
Foreign direct investment (FDI) remained robust, with 890 deals and a 3.3 per cent increase in value to AED 3.38 billion, reflecting sustained international confidence.
The diversity of investors grew as well, with the number of nationalities investing rising by 10 per cent to 85 countries.
Key investor origins include Russia, China, the UK, France, Kazakhstan, and the U.S., underscoring Abu Dhabi’s status as a top global real estate destination.

Among the high-performing locations, Saadiyat Island led the market with AED 9.1 billion in transactions, closely followed by Yas Island and Al Bahia with AED 5.86 billion and AED 3.98 billion respectively.
Newly emerging hotspots such as Al Maryah Island, Jubail Island, and Fahid Island have also seen significant investor interest, contributing to the market’s dynamism.
Other active areas include Mohammed Bin Zayed City, Al Reem Island, Al Riyadh City, and Khalifa City.
