The highly anticipated Sphere Abu Dhabi, the Middle East’s first version of the famous Las Vegas spherical venue, is entering the final preconstruction phase
Meanwhile, Disneyland Abu Dhabi is expected to rise in North Yas Island, sending local property prices on a thrilling upward ride.
The Sphere Abu Dhabi will be a 20,000-capacity entertainment venue featuring cutting-edge 16K resolution wraparound screens, matching its Las Vegas counterpart, the world’s largest spherical structure.
Set to open in the mid-2030s, it’s destined to become a landmark for immersive concerts and events.
The project includes exclusive rights to develop Sphere venues across the Middle East and North Africa, with plans also in place for smaller, more affordable “mini Spheres” that could seat around 5,000 guests and be built in just over two years.
Meanwhile, the excitement around Disneyland Abu Dhabi has already caused a surge in Yas Island’s real estate market.
Expected to be located in North Yas near the Fahid Bridge, this new waterfront theme park is one of the last prime beachside plots on the island.

Since the announcement earlier this year, property prices have jumped by up to 20 per cent, with buyers rushing to get a piece of the magic.
Villas, in particular, are seeing strong demand, outperforming apartments in recent returns, especially in popular developments like Water’s Edge and Yas Acres.
Though the Disneyland project is not yet impacting short-term rental rates such as Airbnb, experts predict that as the opening date approaches, demand and occupancy will rise sharply, making Yas Island a hotspot for both homeowners and investors.
