His Highness Sheikh Khaled bin Mohamed bin Zayed Al Nahyan has inaugurated Marsa Al Saadiyat, Aldar’s landmark AED100 billion waterfront development, marking the activation of the final phase of Saadiyat Island’s masterplan and one of the most ambitious residential projects ever announced in Abu Dhabi.
Spanning an impressive 6.4 million sqm, the district is envisioned as a fully integrated coastal community where luxury living, culture, wellness, leisure and marina life come together.
This is one stunning, seamless waterfront destination that feels both expansive and intimate at the same time.
The masterplan unfolds across 8km of coastline, 5.6km of pristine beaches and Abu Dhabi’s largest marina, featuring more than 350 berths capable of accommodating everything from sailing yachts to superyachts. Together, they create a waterfront lifestyle defined by movement, open horizons and the calming rhythm of the sea.
A 1km promenade forms the social heart of the district, lined with waterfront restaurants, cafés, retail, a yacht club and two luxury hotels, creating a vibrant destination where residents and visitors can gather from morning through to night.
Beyond this, the wider masterplan has been designed around walkability and outdoor living, with 140km of walking paths and a 46km cycling loop, ensuring every home sits effortlessly within reach of green space, the waterfront and community life.
Every residence will also be located within 150 metres of the cycling network, making active living part of everyday life.
The community itself will be home to more than 58,000 residents, offering a carefully curated mix of luxury villas, waterfront apartments, branded residences and private mansions designed for modern coastal living.
Importantly, the design places daily life at the centre of everything, with amenities woven throughout the district rather than hidden away, so that convenience feels natural rather than planned.
Residents will have access to three schools, premium healthcare facilities, parks, sports courts and community clubhouses with outdoor pools, all stitched together through green linear parks and a landscaped central park that gently flows towards the waterfront.
The result is a neighbourhood where everything feels close, connected and considered, where a short walk, cycle or drive can take you from home to nature, leisure and community.
Education is already one of Saadiyat Island’s defining strengths, and Marsa Al Saadiyat builds on that legacy by placing families within easy reach of leading institutions such as NYU Abu Dhabi, Berklee Abu Dhabi, Cranleigh Abu Dhabi, the American Community School of Abu Dhabi and Harrow International School Abu Dhabi.
Culture also remains at the heart of the vision. Residents will enjoy direct access to the Saadiyat Cultural District, home to Louvre Abu Dhabi, teamLab Phenomena Abu Dhabi, the Zayed National Museum, the Natural History Museum Abu Dhabi and the soon-to-open Guggenheim Abu Dhabi
Marsa Al Saadiyat will also introduce a new theatre district centred around Dar al Funoon, a major performing arts venue set to host musicals, concerts and international productions.
Connectivity is set to evolve even further, with new roads and tunnels linking Marsa Al Saadiyat directly to Umm Yifeenah Island and Reem Island, significantly reducing journey times to Abu Dhabi mainland.
The destination will also be connected by bridge to a future Aldar island development off the coast of Saadiyat, while an underground Etihad Rail high-speed station will integrate the community into the UAE’s expanding national rail network.
Sustainability has been embedded into the masterplan from the outset, with the development targeting an Estidama 2 Pearl rating, alongside LEED-certified buildings, smart-city technologies and wellbeing-focused design principles.
Beyond its scale and infrastructure, Marsa Al Saadiyat stands as a statement of Abu Dhabi’s long-term ambition, reflecting the emirate’s continued focus on placemaking, quality of life and sustainable growth while strengthening its position as one of the world’s leading destinations for culture, luxury and waterfront living.
With sales launching in the second half of 2026 and enabling works set to begin later this year, Marsa Al Saadiyat represents the final piece of Saadiyat Island’s masterplan, bringing together everything the island is known for today while setting the stage for its next exciting chapter.
