
The capital’s real estate market is showing little sign of slowing down
If you’ve been keeping an eye on Abu Dhabi’s property scene, you’ll know things have been moving pretty quickly. And the latest numbers suggest the capital’s real estate market is showing little sign of slowing down.
According to the Abu Dhabi Real Estate Centre (ADREC), the emirate recorded AED117 billion in total real estate transactions during the first half of 2026, representing a huge 112 per cent increase compared with the same period last year. Transaction volumes were also up 61.7 per cent.
And it’s not just headline numbers driving the story. Sales and purchases reached AED86.1 billion across 16,838 transactions in the first six months, up 163.7 per cent in value year-on-year.
Several of Abu Dhabi’s biggest lifestyle destinations are proving particularly popular.
Hudayriyat Island led the first-quarter market with AED11.97 billion worth of transactions, followed by Al Reem Island at AED9.45 billion and Saadiyat Island at AED8.8 billion. Yas Island also recorded more than AED5.5 billion.
For buyers, the price story is just as interesting. Knight Frank reported that apartment prices on Yas Island and Al Reem Island rose by around 18 per cent year-on-year to June 2026, while villas on Al Jubail Island recorded approximately 40 per cent annual growth.
Saadiyat remains the capital’s premium address, with average apartment transaction prices reaching AED43,100 per square metre, according to Knight Frank.
Abu Dhabi is also attracting an increasingly international crowd. ADREC reported that foreign direct investment reached AED13.8 billion in H1 2026, exceeding the full-year figure recorded in 2025, with investors from 116 nationalities active in the market.
That growing international interest is being supported by the sheer amount happening across the capital, from major developments and new communities to the expanding cultural and entertainment offering.
With Guggenheim Abu Dhabi set to open in December, Disney’s new theme park under development and the upcoming Sphere venue on Yas Island, the capital is continuing to add the kind of attractions that can make its residential neighbourhoods even more appealing.
And there’s plenty more in the pipeline.
