The developments in MBZ City and Baniyas form part of Abu Dhabi’s Value Housing Programme
Abu Dhabi is stepping up its affordable housing game, with Aldar teaming up with the Department of Municipalities and Transport to roll out major two new developments featuring 9,000 rental homes across two growing communities.
The plan focuses on developing neighbourhoods in Mohamed Bin Zayed City and Baniyas, both of which are already popular with residents looking for more space and connectivity without being too far from the city centre.
These projects fall under the government’s wider Value Housing Programme, which is all about making high-quality homes more accessible to a broader mix of residents.
Rather than just building apartments, the idea is to create fully integrated communities encompassing retail, green spaces, and everyday amenities, so residents don’t have to go far for what they need.
In Baniyas, for example, the development will sit along the Abu Dhabi–Al Ain (E22) highway and include more than 30 residential buildings, along with shops, recreational spaces, and open areas.
Meanwhile, the Mohamed Bin Zayed City project will offer a mix of housing options, from single-occupancy units to multi-tenant apartments, catering to different lifestyles and budgets.
The goal is flexibility, whether you’re a young professional, a family, or sharing accommodation, there’s something in the mix.
With a total development value of AED 2.8 billion, this is a significant addition to Aldar’s growing portfolio of rental communities, which also includes recently announced projects in Yas Island and Al Shamkha.
Altogether, Aldar’s develop-to-hold pipeline has now reached AED 20.1 billion, covering residential, commercial, hospitality, and logistics assets across the UAE.
Beyond the numbers, the bigger picture is about keeping up with demand. Abu Dhabi’s population continues to grow, and with that comes a clear need for more housing options that balance quality and affordability.
These new communities are expected to be completed by 2029, with a strong focus on accessibility, close to major roads, public transport links, and essential services.
